Q: You have a property that I would like to rent? How do I apply?
A: You can start by completing an application with us on our website. Once that application is received, we will reach out to you to schedule a tour of the property. After the tour, if you are still interested in the property, we will process your application fee and get the ball rolling! Each Tenant or Co-Signer over the age of 18 must submit their own application.

Q: How are applications evaluated?
A: After an application is received and property tour completed, we will move forward with the screening process. You will be charged the $40 application fee and sent an email from our partners, TransUnion. TransUnion will send applicants an email asking to release and verify some personal information to perform a Credit, Background and Eviction screening. This is standard for what is known as a “soft credit check,” and will not affect credit history.
Our properties can attract many interested applicants. We evaluate all completed applications as they are received to make a decision that best suits the needs of the owners of the property.
An application will not be considered “completed” and will not be evaluated until the following are received: complete applications from the Tenants and Co-Signers; application fee paid; and screening process completed.
A completed application does not guarantee acceptance. We will reach out to applicants within 3-4 business days of receipt of completed application to let them know if the application has been accepted. The landlord/owner and agent reserve the right to accept the application that best suits the needs and qualifications put forth by the owner of the property.

Q: Are application fees refundable if we are not accepted for the property?
A: No, unfortunately the application fee is NON-REFUNDABLE. However, in some situations, we may be able to transfer that application fee and screening to another property we manage.

Q: What is the non-refundable fee due at lease signing?
A: Prior to fully executing the lease, we require payment of a non-refundable fee that is equal to the monthly rental rate. The non-refundable fee will secure the property and upon move in will convert to the first full month’s rent payment. This fee must be paid by check, certified check or money order. It is not the same as the security deposit.

Q: When is the security deposit due?
A: The security deposit amount is equal to the monthly rental rate and is due on or before the lease start date. It must be paid via certified check or money order, and it cannot be combined with any other payments. The security deposit cannot serve as first or last month’s rent.

Q: How much is the pet fee?
A: The non-refundable pet fee is most often $250 per pet but not always. Pet fees are NOT applied to any damages that your pet may cause. Not all properties allow pets; please contact us to find out more.

Q: Is Renter’s Insurance required?
A: Yes, we do require all tenants to have and maintain Renter’s Insurance (or proof of coverage by another policy) with $100,000 in public liability and property coverage. Renter’s Insurance covers the Tenant’s possessions and some liabilities both in and outside of the home. Renter’s Insurance typically costs between $12- $16 per month.
